Adrian Garcia

Co-Founder and General Partner

Prior to co-founding Arc70, Adrian Garcia was a principal in Google’s Capital Investments group where he led a team that executed strategic investments in real estate, affordable housing, and capital market transactions. He also previously gained experience at LCV Capital Management, North Point Advisors, and DLJ Private Equity. Adrian received a B.S. in Business Administration from University of California at Berkeley.

Outside of work: Adrian enjoys building small businesses, supporting communities, and exploring cities through their cuisine.
Currently learning: The technical architecture of film production.

Denny Hou

Co-Founder and General Partner

Prior to co-founding Arc70, Denny Hou was a principal in Sierra Point Group, where he founded a multifamily investment and development firm focused on affordable housing. Before Sierra Point, he was a partner at Cypress Management and also gained experience at Kohlberg Kravis Roberts. Denny received a B.S. in Economics from the Wharton School of the University of Pennsylvania.

Victor Pa

Chief Risk Officer

Victor Pa serves as head of risk management at Arc70, overseeing functions such as risk measurement and analytics functions, and provides business strategy recommendations for the evaluation of financial volatility risk, managing portfolio limits, and implementing Arc70's capital framework and risk appetite. Prior to joining, Victor worked with Freddie Mac for over 25 years and has served in numerous company divisions and roles, including Multifamily, where he led their regulatory capital and internal capital management initiatives, as well as market risk management and mitigation activities. Victor holds a B.S. in Engineering and M.B.A. from Virginia Tech.

Outside of work: Victor enjoys visiting U.S. National Parks and traveling.
Currently learning: The perfect barbecue ribs.

Clayton Davis

Senior Advisor, Securitization

Clayton Davis brings more than 30 years of structured finance experience to his role as Senior Advisor, Securitization at Arc70. He previously served as Director of Structured Affordable Production in Freddie Mac’s Multifamily Division, where he led the negotiation and securitization of complex affordable housing transactions. He is the named inventor of a patented affordable housing structure (U.S. Patent #8,010,439) and is recognized for his innovations in tax-exempt finance.

Outside of work: Clayton enjoys traveling, motorcycling, and playing pickleball.
Currently learning: Middle Ages and Spanish history.

Matthew Cicchetti

Director, Capital Markets

Matthew Cicchetti has over a decade of experience in municipal bonds, multifamily affordable housing, and capital markets. Prior to joining Arc70, Matthew served as a Vice President in Municipal Capital Markets at Deutsche Bank, having begun his career in the bank’s legal department as a Global Markets attorney. During his tenure at Deutsche Bank, Matthew structured bond transactions and investor financing solutions for municipal securities, with a particular focus on affordable housing bonds. He has worked on several billion dollars of affordable housing bond and leverage transactions throughout his career. He holds a B.A. in History from Florida State University and a J.D. from Florida Coastal School of Law, and he is a member of the Florida Bar.

Outside of work: Matthew enjoys spending time with his family outdoors, listening to lectures on history, science, and psychology, and volunteering with Florida Urgent Rescue.
Currently learning: The guitar.

TJ Park

Director, Head of Portfolio Management

TJ Park serves as head of portfolio management at Arc70 where he manages the funds’ capital allocation, liquidity, and assets. He is also involved with the firm’s business development and capital raising efforts. TJ started as a deal lead where he evaluated equity and debt opportunities, and sits on the firm’s investment and risk management committees. Previously, he was a senior investment analyst and asset manager at Reliant Group Management, a real estate private equity firm, and a fund analyst at WNC & Associates, a national tax credit syndicator.

Outside of work: TJ enjoys learning about new businesses and traveling with his friends and family.

Mark Wright

Vice President, Portfolio Management

Mark Wright is Vice President of Portfolio Management, where he specializes in all analytics related to Arc70's portfolio, including analytical assistance to the firm's capital markets division. Mark began his career in portfolio management at Freddie Mac, where he worked in several divisions, including Multifamily and Single-Family. There, he helped automate several key processes and provided instrumental analysis that drove impactful business model changes. Mark holds a B.S. in Quantitative Finance and Mathematics from James Madison University and an M.E. in Computer Science from Virginia Tech.

Outside of work: Mark enjoys attending concerts and mastering the piano.

Steffan Dye

Managing Director, Head of Investor Relations

Steffan Dye has over 20 years of professional experience in private capital investor relations and fundraising. Steffan is responsible for managing and developing investor and consultant relationships, fundraising, and marketing at Arc70. Prior to joining, Steffan served as Managing Director at Harbert Management Corp. He also previously worked in Stifel / Eaton Partners’ private placement group and helped lead the investor relations and fundraising team at Ridgewood. Steffan holds a B.A. in Global Change and World Order from the University of California at Berkeley.

Joshua Cabrera

Chief Compliance Officer and VP, Business Development

Joshua Cabrera serves as Chief Compliance Officer at Arc70 where he drives the institutionalization of the firm’s limited partner base through investor research and marketing execution. Previously, Joshua was a Senior Researcher of Real Assets at Marquette Associates and Associate Portfolio Manager at the Exelon Investment Office. He holds a B.S in Finance from the University of Notre Dame and M.B.A. from Northwestern University, and has passed CFA Level 1.

Michael Patterson

Senior Advisor, Asset Management and Underwriting

Michael Patterson is a senior advisor to Arc70’s servicing, origination, and underwriting functions, where his expertise adds to the firm’s lending and asset management infrastructure. He brings 40+ years of experience in real estate finance, most recently serving with Freddie Mac Multifamily as Vice President for underwriting, credit, and execution for affordable and senior housing, structured transactions, small balance loans, and tax credit equity investments. Michael holds a B.A. from The George Washington University in Washington, D.C. and has passed CFA Levels I and II.

Outside of work: Michael enjoys spending time with family and friends, gardening, and stock picking.
Currently learning: The American Revolution and human physiology.

Matthew Lucas

VP, Capital Markets

Matthew Lucas oversees and optimizes Arc70's warehouse portfolio and works on securitizations. Prior to joining the firm, he spent 17 years at Deutsche Bank, primarily as a trader across multiple asset classes. He brings more than a decade of capital markets experience spanning securitized products and municipal finance. Matthew holds a B.A. in Business Administration and History, as well as an M.A. in International Business from the University of Florida.

Long Nguyen

Director, Head of Underwriting

Long Nguyen is responsible for the management and oversight of underwriting for multifamily affordable housing and is a member of the investment committee at Arc70. He ensures that underwriting policies, procedures, and best practices are implemented for transactions in the portfolio. Prior to joining Arc70, Long served at ARES Commercial Real Estate (ACRE Capital) as a Fannie Mae DUS underwriter. He holds a B.S. in Business Administration from University of California at Berkeley.

Joey Hu

Director, Finance

Joey Hu serves as the Director of Finance at Arc70 where he oversees financial management, reporting, and operational strategy. He brings 20 years of experience in the alternative investment space, with a focus on building and managing institutional-grade infrastructure across fund operations, financial reporting, and operational execution. Prior to joining Arc70, Joey was Chief Financial Officer at Buena Vista Fund Management, an investment management firm focused on public companies throughout Asia.

Outside of work: Joey enjoys spending time with his family, exploring new cultures through food and travel, and staying loyal to Bay Area sports teams.

Emma Henning

Head of Human Capital

Sarah Chacon

Associate General Counsel

Sarah serves as the Associate General Counsel where she supports Arc70 by ensuring it operates within legal boundaries, mitigates risk, and upholds regulatory compliance requirements. Prior to joining Arc70, Sarah worked at Fidelity National Financial, where she addressed property issues concerning title disputes, escrow, and financing issues, and assisted the company’s underwriting departments in closing both residential and commercial property transactions across the U.S. Sarah holds a B.A. in Political Science and International Studies from the University of Florida, and received her J.D. from William & Mary Law School, and she is a member of the Florida Bar.

Outside of work: Sarah enjoys hiking, trying new coffee roasts and flavor profiles, and spending time with her family.

Jennifer Hilborne

Senior Underwriter

Jennifer supports both the underwriting and asset management teams at Arc70. Prior to joining Arc70, Jennifer worked with Axos Bank as a Multifamily Underwriter and with Deutsche Bank in asset management and business management.

Outside of work: Jennifer enjoys reading and puzzles, and is an author of several published crime novels. She is also an active cyclist and enjoys bicycle trips in the French Alps.
